Help me any way you can, please.

I want to put a downstairs bathroom in my non-finished basement

While I'm @ it, I want to add a lockable grow-room / closet, stealth if possible but I'm not going to "Mission Impossible" expenses !!
Maybe a loose wall panel inside a LOCKable closet

I have GOOD friends "in the trades" though I'm not 100% sure I want their work in my house... don't get me wrong they got the job when a condo needed massive work... to sell.

IDK stuff to decide later

@ this point I really need ideas (with @least 1.5 feet in reality)

need:
a bathroom (1/2 bath, no tub/shower)
a lockable closet that may or may not contain 2 (3'x3') grow tents or access to a [hidden] space with 2 (3'x3') tents

I want to put 3'x3' tents up for initial smell filtration and light/temp control then (if needed) filter a 2nd time as air leaves the space the tents are in
I'm open to a 4'x2' tent just want 1 tent for VEG (long term Bonsai "storage" for 4-6 Bonsai mothers and room to clone/veg the plant and 1 for FLOWER
not sure if I can tie into existing ductwork for HVAC (bathroom vent)

obviously water lines... electrical [2 unused 220 lines (hot tub and garage welder from original house owner)] but with LED I don't think 220 is necessary. other than access to a dedicated 30amp fuse/line, electrical should be minimal above bathroom.

Put a full sized mirror on a door w a springloaded catch. The kind you push to latch and push again to unlatch. Works best at the end of the wifeys walk in closet.....

not sure the mirror fits the basement setting (as you said)
but
the push latch door.... with multiple (kitchen) cabinet hinges could EASILY be adjusted FLUSH and possibly full-fitting (multi-axis hinge)
then put an easily but not obviously, to move shelf unit in front of the door

(I think) the trick with a "hidden" or lost area is breaking up the space and limiting perspective/comparison between rooms

its not enough space for two 3x3 tents (access to)...

risky putting the trick door in a public room (this will have to be stealth from my daughter for a few years @ least)

the full length mirror is back on the table in a bathroom setting
and has access to 2 tents

EDIT:

I assume if I hire this job out to a general-C, calling the space "hidden storage" or "gun vault" (tents = gun-safes) would pass off as no big deal, an outlet and a few lights in the space wouldn't draw attention

leave it raw studs from inside the hidden area
finished walls inside the bathroom and storage/utility rooms and all "outside" walls
brick wall can stay raw

Cigar or wine cellar sounds good too

A humidor and wine cooler = need for electrical in both spots the tents would be and basic ventilation for the space
LOVE it!!

Humidor is also supposed to be dark and air controlled correct?
So ...three bids each trade..?

BAH! I ain't parading 20 people down here to bit it out!

guess I'll get the friends here and see how much they feel comfortable doing
and I feel comfortable letting them do.

up till running water and electrical lines and just about everything after that, I think they/we can do
things can go really wrong really fast with those two elements.

so, any other floor plans pop out @ ya?

OD of tents seem ok so long as I have 3' CLEAR
My current grow-cabinet is till viable and could house the VEG section. its an odd shape / door layout but I could accommodate.

Simple 2x4 framing and drywall..insulate the room IMO...
What about a long skinny bath in front and a long wide grow behind it almost blend the two drawings yet keep the bathroom full width and toilet on right end of entry and sink to left of entry that would minimize bath and maximize grow space...or split half ?

To get my drift maybe...?

the toilet and sink and sump are set in stone... well concrete

drain a tub (shower) through a sump pump?

Only thing I can think of is to reverse the hidden side toward open basement and flip toilet and sink towards sump side..then maybe can move wall and have a large space??

wife's wanted a freezer down here too
gets a high amp outlet/wiring into that room

I don't know much about tents.
I use a 3x3 tray in a corner... I like my access..
When I look at the growth potential of your new space my ideas come from getting you some space in front of the tent after you add the second tent next to it ..
You did say you have two lamps right?

If you are going to go to all the work and already have most of the equipment, I mean c'mon!

But really your latest seems very practice and simple to do and maintain...

But if you did make it 4 feet clear in the grow and added a door and wall to enter the grow right next to the sump,
You could easily get two tents and a veg cab ! ! !

totally want as much space as possible but also not sure I can "loose" a 4' space, 42" is already pushing it (IMO)
Just picturing one of my my daughters (in a few years, 10 YO) friends walking into the bathroom and saying/thinking "Whats behind this wall?? because its like 3' away from the basement wall."

the "L" shape was nice but factor in the 4" walls, on 2 sides, between the back of the toilet and the side of the pump and It gets closer to 30" clear.

My cabinet is designed with openings from both (short) sides while the long side is against a wall. If the (21" door) could swing out the "trick door" on the one side that would save a LOT of space.

I'm (slowly) working on (as in haven't started yet but plan to) clearing the entire area
and "chalking" in a few walls to get a "feel" of the spaces

I REFUSE to gro... no, I refuse to FLOWER more than 1 plant at a time till oh-HIGH-oh changes its laws or I move. PERIOD!

seriously though, does one really need more than 9 ft2 of flower to produce "plenty" for personal (or house-full of personal) use?

so lets say the laws change and I can do "whatever" I want... will I *really* be disappointed I don't have more than 3' x 3' ?

I think if you master the three x three tent you will have boatloads of weed to smoke...your laws seem pretty harsh, if they were to change and.....
If at that time sales pop up into the picture you could always invest in some business equipment...

But in a three by three tray I flower at least 9 plants so yes you will be able to grow plenty if the timing is right down the line

anything under 7 oz of "product", either dried and/or growing ("product" weight after dried) = misdemeanor
so 3.5oz on the shelf and a plant with 4oz about to come down = TOO MUCH
-but-
I've been popped twice already so they will be less likely to be "nice" because, obviously, I didn't learn my lesson the first two times. (both priors are possession NOT cultivation)

no way as sever as some of the southern states!!
I count my blessings actually

and we wont be talking square feet or even 100's of ft2, well maybe to start off
